Commerce-park warehouse project conditionally approved to move to director issuance after bollard-based fire-access solution

County staff entered a revised June 2 staff report and recommended conditional approval for a minor development application to build a 9,894-square-foot warehouse building in South Walton Commerce Park (Lot 6, phase 2). The application was filed by Jenkins Engineering.
Engineering and fire reviewers raised minor comments; the notable concern was a code requirement that fire access or roadways longer than 150 feet require a turnaround (hammerhead or cul-de-sac). The applicant's engineer, Jamie Eubanks, told the committee they will provide bollards to physically stop vehicular access past 150 feet, which staff indicated would satisfy the fire-access comment and still allow loading via dollies.
With that solution and completion of the outstanding technical responses, the committee voted to conditionally approve the project to move to the planning director for development-order issuance. Final issuance remains contingent on the satisfactory resolution of all outstanding comments.
