City planner Jessica Lucio presented the final plat, which covers the first phase of the Post Oak subdivision located north of the Rolling Acres Trail and Ammon Road intersection. Lucio said the total Post Oak development encompasses about 344 acres and that the Phase 1 final plat would create 65 lots: 60 single‑family one‑acre lots and five easement lots. Planning and Zoning previously recommended approval after the developer satisfied preliminary‑plat conditions, Lucio said; staff confirmed that required corrections and plan conditions had been completed (signature block fixes, stormwater plan approval, tree‑preservation notes and labeling edits, and frontage length adjustments for one lot).
Council voted in favor of the final plat. Lucio told council that after council approval staff will record the plat with Kendall County once infrastructure improvements are approved or fiscal assurance is provided; building permits may be submitted after recording and developer timelines will determine how quickly construction begins.
