The Glens Falls Planning and Architectural Review Board on June 3 approved site-plan changes to expand onsite parking for Iron Gate Center. Ethan Hall, principal architect, said demolition permits and asbestos remediation for two acquired properties are complete and that the plan adds roughly 24 parking spaces by extending an existing lot and connecting drives.
The board reviewed storm-water measures (infiltration tests and drywell strategy) and asked about tree preservation; the applicant said existing trees would remain and additional plantings could be added where possible. The board adopted agency status for the project, reviewed a Part 2 short-form environmental assessment and issued a negative declaration, finding no significant adverse environmental impacts from the proposed parking expansion.
Site-plan approval was granted with conditions: removal of a curb cut at one house, repair of any damaged sidewalk by the applicant, expansion of the curb cut at another address to 24 ft for driveway access, and the requirement that lot mergers and proper maps be filed with the county before project recordation.
The board recorded the approvals and required administrative follow-up to ensure filing of merger documents and completion of required curb/sidewalk work before final permits are issued.
