On June 2 the Lower Makefield Zoning Hearing Board approved appeal Z26-13, allowing the applicant, Nicholas Puglesi, to add roughly 200 square feet of impervious area (bringing the lot from about 27.1% to 28.5%), provided engineered mitigation—specifically a proposed rain garden and an infiltration trench—reduces the effective impervious coverage as approved by the township engineer.
Puglesi described a mitigation plan that includes a rain garden behind the driveway and an infiltration trench beneath the front walkway. He said the proposed rain garden is roughly 250 square feet and that trench volume calculations would be provided to demonstrate capacity. Board members and the township engineer reviewed on‑the‑record volumes and agreed that the final calculated volumes would be included in the engineer’s review.
A motion to approve the appeal with the condition that the total mitigation volume be calculated and approved by the township engineer was seconded and carried by the board.
The applicant may proceed once he submits final stormwater calculation sheets demonstrating the rain-garden and trench volumes meet township engineering standards.
