Council approves two-year extension for Las Venas tentative map for 182-home subdivision

The Greenfield City Council voted May 26 to extend the vesting tentative map for the Las Venas residential subdivision for two years, allowing the property owner additional time to secure a builder and complete required approvals.
City staff told the council the map, for a 47-acre parcel at 42050 El Camino Royale, was previously approved in iterations since 2016 and had been revised to a 182-lot single-family subdivision. Staff said ownership has changed to Greenfield South Holding LLC and that the planning commission unanimously recommended a two-year extension. The extension would include tolling for any future state moratorium period if the state adopts one.
Two neighbors spoke in support at the public hearing. "We're supportive now," said Roger Matossa, who identified himself as representing Royo Vineyards, which owns property west of the project. John Wera Jr. also spoke in strong support.
Council members asked technical questions about map sheet numbering and street widths, and staff clarified map sheet layout and that the project is consistent with the general plan and buffer requirements. The council approved the extension by voice vote (resolution 202640).
Next steps: the applicant will continue to seek a developer and pursue design review and other required approvals; staff noted that any future state moratorium on housing approvals would toll project approvals while in effect.
