The Planning Commission voted to recommend approval of Special Use Permit 26‑00007 for a detached accessory dwelling unit at 5205 Colonade Parkway.
Staff (Herb Painter) described the 3.03‑acre A‑1 parcel in the Liberty Ridge subdivision and concluded the proposed 25×32‑ft detached structure (two‑car garage below, ~400‑sq‑ft apartment above) complies with setbacks, the comprehensive plan and the ordinance's special‑use permit requirements for accessory dwelling units. The contractor/applicant (Herb Painter) and property owners Kevin and Cynthia Sherman said the unit is intended as a guest suite for family and visitors, will preserve surrounding trees and landscaping, and has HOA architectural approval. Commissioners asked about exact placement, tree preservation and whether the balcony faced the rear; the contractor said the balcony faces the rear and that vegetation will remain intact.
After closing the public hearing the commission moved, seconded and voted to recommend approval; roll call indicated the motion carried.
