Board approves permit for Incline Village Community Fair on July 3

On June 4, 2026, the Washoe County Board of Adjustment approved administrative permit WADMIN26-005 to allow the Incline Village General Improvement District to hold a Community Fair on July 3, 2026, at 960 Lakeshore Boulevard.

Planner Julia Lander told the board the event is scheduled from 11 a.m. to 3 p.m. on roughly 17.83 acres and staff expects approximately 500 people to attend across the day. Lander said staff routed the application to reviewing agencies, noticed 118 nearby parcels and received no public comments; she added, "Staff can make all four findings as shown in the staff report and recommends approval." The proposal was reviewed under Washoe County Development Code provisions referenced in the staff report.

Adia Van Payboard, who identified herself as the Incline Village General Improvement District Recreation Operations Manager, confirmed the event will be free and open to the public and said the sponsor opted not to include a bounce house. "We opted to um not do the bounce house," Van Payboard said. She described activities as food, games and community information booths.

After brief remarks from board members, Pat Caldwell moved to approve the permit and Rob Olsen seconded. The motion passed by unanimous voice vote.

The permit includes conditions from agency reviewers as shown in Exhibit A of the staff report. The staff report cites the governing code sections and the required findings under Washoe County Development Code Section 110.808.25. The county advised parties that most Board of Adjustment decisions are appealable to the Board of County Commissioners if filed in writing within 10 calendar days from when the decision is reduced to writing.

The board moved on to the next agenda item after approving the permit.
