The Town of Zionsville Town Council on June 1 unanimously approved Ordinance 2026-15 to rezone about 4.66 plus-or-minus acres adjacent to the St. Alphonsus Catholic Church campus from R4 (rural single- and two-family residential) to SU2 (urban special use two), a zoning classification limited to church uses.
Roger Kilmer, who presented the item, told the council the Plan Commission heard the petition on May 18, 2026 and issued a unanimous favorable recommendation. Kilmer said the parcel, recorded as lot one in the Courtyards of Zionsville secondary plat, was originally intended to be owned by the church and has been used in prior land-exchange arrangements. He described the immediate purpose of the rezoning as creating land for additional parking to serve regular services and special events, while noting that any future development will require a separate development plan approval from the Plan Commission.
The parcel is located on the north side of the existing St. Alphonsus campus and is bordered nearby by the Courtyards of Zionsville subdivision, Zionsville Medical Center and the Deer Ridge subdivision. Kilmer described the site as approximately 4.66 plus-or-minus acres and explained that rezoning it to SU2 would match the zoning of the existing campus.
Councilor Sampson moved to approve Ordinance 2026-15; Councilman Melton seconded. The council voted 7-0 to adopt the ordinance.
The rezoning aligns the parcel’s zoning with the existing church campus and enables the congregation to pursue additional parking and future site plans; the timing and specifics of any development were not specified. Any construction or layout changes would return for development plan review and approval by the Plan Commission.
