Final plat for Wakefield Park advanced despite neighbors’ preference for cul-de-sac

The Johnson County Zoning Board recommended approval of the Wakefield Park final plat, a 27-lot residential subdivision along 199th Street.
Staff noted the East Consolidated Zoning Board had earlier recommended a cul-de-sac at 198th Street in response to neighbor concerns, but the Board of County Commissioners approved the preliminary plat showing a through-street connection consistent with connectivity requirements in the subdivision regulations. Diane Wickland said required infrastructure reviews were completed and that the final plat conforms with the preliminary approval; Johnson County Wastewater District-approved sewer easement locations were included.
The applicant’s representative said the developer did not have a strong position on the cul-de-sac versus connector, and the board approved the final plat. Several commissioners expressed disappointment that the county commissioners had approved the through-connection contrary to the zoning board’s prior recommendation, but acknowledged the board’s role is advisory.
The final plat will proceed to the BOCC for final action on July 16. The board also discussed the option for the developer to hold an additional community meeting to update neighbors on next steps.
