Staff described the request as a variance from chapter 165.05, subsection 2, which sets minimum front, rear and side yard setbacks. The applicant, Ryan Gross, proposed front‑yard setbacks of about 20 feet to I Street and 15 feet to Euclid, a 15‑foot rear setback and a 5‑foot south side setback for a new 1,200‑square‑foot house with an attached garage. Staff said the corner lot’s shape and dimensions create practical constraints that meet the board’s hardship criteria.
Ryan Gross said the lot line sits about one foot inside the sidewalk, meaning the footprint would still be more than 30 feet from each street edge even though the measurements from the lot line are smaller. “You’re still over 30 ft on both of those from the actual road,” he said, noting the plan is less dramatic on the ground than it appears on paper.
After brief questions, a board member moved to approve the variance and another seconded. Members Wheeling, Folish, Bash and Edwards voted in favor and the motion carried.
The board’s action permits the applicant to demolish the existing structure and proceed with the proposed replacement dwelling under the reduced setbacks. No conditions or implementation timeline were specified during the meeting.
