Aaron Schuette, community development director, described the proposal as exterior recladding using fully concealed fastener board‑and‑batten siding replacing metal panels, a three‑foot masonry or limestone wainscot, new asphalt for the former gravel lot, and downward‑directed lighting. Schuette listed staff conditions including use of fully concealed fasteners for wall panels, a minimum three‑foot masonry wainscot on new metal wall panels, conventional or rolled curbing for new paved areas, and installation of a Knox keybox within five feet of grade and the main entrance.
Dave Holsen, representing the applicant, told the commission he had hoped to demolish the building when it was for sale but that the proposed retrofitting “is a great improvement” and “a great vision of where we're going with this sports entertainment district.” The Site Plan Review Committee recommended approval with staff conditions earlier the same day. Commissioners moved, seconded and recommended approval by voice vote.
