The Laconia Planning Board voted unanimously on June 2 to approve PB2026‑048, a site‑plan amendment that merges lots at 777 and 781 Union Avenue and adds roughly 2,500 square feet to connect existing structures and create a rooftop deck.
Applicant Pogus Properties (represented in the hearing) said the amendment will connect the Opera House property to an adjacent structure and use an existing parking lot. Staff said the application had been reviewed by the Technical Review Committee and included standard TRC comments and conditions. "The application is complete and consistent with state and city land use regulations," staff told the board.
Conditions: approval requires the applicant to submit revised plans incorporating TRC recommendations, obtain all federal, state and municipal permits before recording the notice of decision, pay impact fees ($4.71 per additional square foot), submit final as‑built plans, and meet any requirements of the Fire and Water departments. The board recorded the decision and set a completion deadline consistent with other approvals.
