The Ansonia Board of Aldermen voted to authorize city staff to draft an easement for 150 Main Street that would permit a side entrance and limited use area for a prospective coffee shop, officials said.
John Marini explained the easement request came from the property owner and that Planning & Zoning recommended the easement unanimously. City staff said the easement would be drafted to "run with the land" rather than to a specific tenant, and that the draft would include protective language limiting liability and specifying maintenance responsibilities for the owner.
Board members discussed prior denials of outdoor seating requests for other businesses and emphasized that different site configurations can justify different decisions. Members asked whether the easement would impact Harvest Festival use of nearby green space; staff said the easement proposal involves the concrete area adjacent to the building and would be drafted to allow shared use where appropriate.
A motion to authorize staff to draft the easement was made, seconded and carried unanimously. The draft will be presented to the Board for review at the next meeting prior to any final approval.
