Architect Michael Bevino described the project and noted previous questions the commission raised about rooftop mechanical systems and facade penetrations. “I’m glad that the board like raised it and made us aware of it,” he said, explaining that mechanical units are planned away from edges and that dryer systems will be ventless.
Commissioners emphasized that the CFA approval covers the project “as it is designed now” but requested that final samples for mortar, facade materials, and the elevator bulkhead cladding for the Smith-Robinson house be returned to the commission for review. They also required that any subsequent rooftop equipment additions or new facade penetrations (including dryer vents) be brought to the commission’s attention prior to installation.
A motion to approve the CFA with those stipulations passed. The commission and staff agreed the outstanding detailing (banisters, steps, porch elements and the bulkhead cladding) would be resolved through follow-up submittals and would not block overall project progress.
Next steps include the applicant submitting final sample boards and staff documenting the stipulations in the CFA record.
