Troy board approves three fence variances for corner and arterial lots

2100 Cumberland: Homeowner Jose Daniel Rivera Masias asked to replace a damaged 4-foot wood fence with a 6-foot vinyl privacy fence on a corner lot. Rivera said the fence line would remain outside the clear-vision triangle and that increased pedestrian and vehicular traffic along the nearby street raised safety and privacy concerns for the family’s two young children. A neighbor and the contractor spoke in support. The board approved the variance on a 3–1 roll call (Mr. Abthera yes; Miss Brooks yes; Mr. Fryzen no; Mr. Wilson yes).
2026 Blue Spruce: Owner Michael Booker sought a 6-foot privacy fence along John R (an arterial) with an 18-foot setback from the property line; the zoning ordinance prescribes a 50-foot front-yard setback along this arterial. The application included a platted 15-foot greenbelt and existing screening. After discussing lot width and the greenbelt, the board voted unanimously to approve the variance.
16 Pheasant Run: Homeowner Mark Shams sought a replacement 6-foot vinyl privacy fence on a lot bounded on three sides by public roads. Contractor Ray Porett described heavy adjacent traffic on Liveroy and said the existing landscaping helped preserve sight lines; the board approved the request unanimously, citing the three-sided configuration and traffic/safety rationale.
