County OKs Gavin's Point Recreation expansion; owner says new service building will add jobs

The Yankton County Board of Commissioners on June 4 approved a conditional-use permit for Gavin's Point Recreation LLC to add a 192-foot by 70-foot service building adjacent to its existing facility.
Mariah Nelson, representing Gavin's Point Recreation LLC, described the expansion as a response to business growth and said the new service-only facility would allow staff to work indoors on travel trailers and related repairs. "This will give them a nice new facility to work in," Nelson said, and added the expansion could add up to about 10 positions.
Nelson told commissioners she had confirmations from neighboring property owners and the local commercial area that there were no objections to the design, which will match the existing building in materials and landscaping. Commissioners praised the business for improving a parcel that was previously described as an eyesore and moved to approve the request. The vote carried on a motion and second recorded by the chair.
The building was described in the hearing as intended for travel-trailer service, appliance repairs and similar activities, not automotive repair. The board noted the CUP was consistent with the property's prior conditional-use status for repair services.
