The Churchill County Board of Commissioners voted unanimously to approve zone change application ZC26‑1, allowing six parcels south of Interstate 80 to be rezoned from rural resource (RR‑20) to heavy industrial (I‑2).
County Planner Dan Kloninger told the commission the applicant is requesting to change six parcels to heavy industrial and that staff recommended approval after finding the required zoning findings could be made. The board approved the motion with a voice vote; no public comment was offered during the item.
Parcels and zoning: The agenda and staff presentation listed the affected assessor’s parcel numbers as 004‑051‑19, 004‑051‑29, 004‑051‑31, 004‑051‑33, 003‑651‑01 and 003‑671‑03 and said the change would allow industrial development south of I‑80.
Why it matters: Rezoning to I‑2 removes the rural resource designation and permits heavier industrial uses, which can have implications for infrastructure, water, traffic, and future land use in the affected area. The applicant on the record was Standard Energy Advisory LLC on behalf of Basin and Range Investments LLC.
Next steps: As with all zoning changes, future development proposals will be subject to applicable permits and reviews; the board did not record any conditions of approval during the meeting.
