Weddington's planning board voted Feb. 24 to recommend approval of a conditional‑zoning application from Anis Investors for a nine‑lot subdivision on about 19 acres along Anis Road, subject to conditions requiring confirmed sewer capacity and limited tree clearing.
Staff presenter Greg said the proposal would create eight new lots (after one existing house would be removed) and use a private gated drive with a central lake designated as common open space. The project triggers conditional zoning because it would create more than six lots. The applicant's engineer, Brent Cowan of the Isaac's Group, told the board that the plan routes stormwater to an existing pond, that per‑lot built‑upon area had been sized to keep the site just under the state low‑density threshold (shown as 23.9% in materials), and that the team had worked with Union County Water and Sewer on a proposed sewer connection. Cowan said Union County had submitted initial comments and planned a drawdown test to confirm capacity.
Board members asked about tree preservation, the existing pond and dam, house placement and whether the existing dwelling encroached on the pond buffer. The applicant said the project intends to avoid clear‑cutting and to limit tree removal to the immediate building footprints. On sewer, staff and the engineer said the design has been resubmitted to Union County and that any capacity shortfall would be the applicant's responsibility to resolve before construction.
A board member moved to recommend approval to Town Council with two specific conditions: that sewer alignment and capacity be finalized before the Council review, and that tree removal be limited to the house building envelopes and roadways. The motion passed unanimously.
What happens next: The applicant must complete any outstanding Union County sewer testing (including the drawdown test), finalize sewer alignment and provide documentation to planning staff before the Town Council considers the recommendation.
