The Weddington Town Council approved the release of a $48,771.25 performance bond for the Belmar subdivision's private road on Aug. 11, citing multiple inspections and a staff memorandum recommending release.
Greg (planning staff) said the bond is limited to the road (not stormwater infrastructure), that the road is private and serves about a dozen homes, and that although many lots remain undeveloped the work covered by the bond (the road itself) met the town's inspection criteria. Labella Associates inspected the road twice and supplied a memorandum documenting outstanding items and satisfactory completion of road work, staff said.
Councilmembers acknowledged concerns raised in public comment about off‑site sediment and the need for the homeowner's association to maintain the road once the bond is released. "We inspected it twice and reviewed Labella's memorandum — this was not done willy‑nilly," Greg said. The council voted unanimously to release the listed amount to the bondholder.
The release does not cover stormwater or other infrastructure not specifically included in the bond; staff said additional bonds for other infrastructure remain under review and will be inspected before any release.
