The Rock Hill Planning Commission voted to recommend that City Council rezone seven parcels held by Trinity Baptist Church to Office & Institutional (OI), a change staff said would allow the church's campus parcels and adjacent parking to be combined under a single zoning district. Staff said the 1.9‑acre rezoning includes the main church building, two support structures and two single‑family homes, one of which is used as a church annex and the other a long‑term rental.
"Everything has been presented, and we would like to proceed as been as has been presented," said Bert Patterson, a member of Trinity Baptist's deacon board, when asked to speak in support. Staff told the commission they had advertised the rezoning and received no public opposition and recommended approval to make the parcels consistent with adjacent institutional zoning tied to the larger Emmett Scott campus improvements.
Commissioners asked whether the rental property could remain a single‑family unit under OI; staff said the district allows single‑family detached uses and the property could remain separate if so desired. A motion to accept staff's recommendation was seconded and carried by voice vote; the staff noted the item will be on the City Council agenda for May 11.
