Atlantic Beach approves zoning amendment to allow gyms in light‑industrial districts on use‑by‑exception basis

The Atlantic Beach City Commission approved second reading of Ordinance 90‑25‑256 on July 28, changing the land‑development regulations to allow gyms and health clubs in light‑industrial and warehousing districts through a use‑by‑exception.
Amanda Askew, director of the Neighborhoods Department, said the change permits gyms and health clubs as a use by exception, which requires review and approval by the Community Development Board and allows the city to impose additional conditions where appropriate. The ordinance previously passed on first reading and returned to the commission for final action.
No members of the public spoke during the public hearing. Commissioner Ring moved approval; the motion passed on a voice vote with one nay recorded by Commissioner Kelly.
Staff will process applications under the revised code; communities and applicants seeking to open gyms in the affected zoning district will need to obtain the Community Development Board’s recommendation and any conditions the board or commission imposes.
