Commission approves plan to raise and replace 215 New Boston Road, with innovative septic proposed

The Dennis Conservation Commission on May 21 reviewed a Notice of Intent to raise and replace the dwelling at 215 New Boston Road and to install an innovative alternative (IA) pressure-dosed septic system to meet Board of Health guidance. Dan Ojila of Downkeep Engineering told commissioners the site is on the north side of town, generally less nitrogen-sensitive than southern areas, and that the IA system (MicroFAST/pressure dosing) would reduce nutrient loading and allow a three-foot separation to groundwater.

Ojila described raising the top of foundation to the new design flood elevation and installing roof dry wells and limited fill; he said the design includes plantings and a modest driveway and that the IA system would avoid a large mound in the rear yard. Commissioners asked whether the project increased bedroom count and about groundwater depth; Ojila said this is effectively a three-bedroom design with no net flow increase but noted use of the IA system makes the 3-foot separation acceptable. He also confirmed the applicant will relocate a shed currently on town property and will plant three red maples where tree removal occurs.

The commission moved to close the public hearing and to approve the project under the Wetlands Protection Act and the Dennis Wetlands bylaws as shown on the record plan, and to instruct staff to prepare an order of conditions for the next regular meeting. The motion was seconded and approved by voice vote. Staff will include conditions and any Board of Health coordination in the order.
