The developer's team told the Sarasota City DRC that a post‑construction spot survey revealed the building encroaches just over one foot (about 1.14 feet) into the public right‑of‑way at the northwest corner of the structure.
"Roughly, the worst part of it is just over 1 foot, 1.14 feet on the northwest corner of the building," Chris Perry, the developer's construction manager, said when presenting the encroachment to staff.
What staff requested: planners and engineering asked the applicant to supply a complete set of exhibits for the major encroachment agreement package. Engineering recommended the encroachment exhibit include explicit vertical dimensions (convert the submitted story ranges of "2 to 5 stories" into a feet‑based vertical range and footer depths), and survey data that can stand alone without referencing structural drawings that won't be part of the encroachment exhibit. Staff also asked the applicant to clarify existing meter counts at the address and to show any required meter relocations.
Next steps and sign‑off: staff said they would issue a partial DRC sign‑off to allow the team to work directly with engineering to assemble the items needed to draft the encroachment agreement and to schedule the matter for City Commission consideration once exhibits are complete. An engineering reviewer offered to have the city's surveyor review the submitted exhibits during the follow‑up.
The developer asked whether additional formal submissions are needed; staff said, once the exhibits are accurate, the item would be routed to the City Commission agenda and the applicant would not have to return through DRC for the same paperwork.
