The lease base term runs April 26, 2024–April 25, 2025, with automatic renewal for four one‑year options; the tenant may terminate before exercising an option with 180 days’ notice. Ground rent was set at $0.30 per square foot per year.
Commissioner Brad Bekkedahl moved and Commissioner Tate Cymbaluk seconded approval of the lease; the board approved the motion 5–0.
