The Marple Township Zoning Hearing Board approved a variance allowing the construction of a pavilion at 92 Glen Circle that will be located 4 feet from an existing detached garage, where the R‑1 district requires a minimum 10‑foot spacing between accessory structures.
The applicant’s representative, who identified himself in the record as Vince Salvatio, told the board the pavilion would cover roughly half the rear patio to provide shade for afternoon sun and greater use of the backyard. Salvatio said neighbors had signed off on the project and that a building‑department reviewer named Oliver had reviewed the plans and raised questions that the applicant said were addressed. “We get all sun in the afternoon…we wanted to cover about half of it with this proposed pavilion,” Salvatio told the board.
The solicitor and applicant moved exhibits B1 through B5 into evidence (the application and attachments, photo of the posted notice, mailed notices, newspaper notice and a recipient list). Board members asked about site constraints, steep slopes and the property’s layout; one member noted the site constraints caused by the cul‑de‑sac location and the backyard hill. No members of the public spoke in opposition.
After a short recess for deliberation, a board member moved to approve the variance for the pavilion as requested; the motion was seconded and carried by voice vote. The hearing record lists the case as 2026‑O4 and includes the parcel number and address for the property.
The board indicated its written decision will be prepared and entered into the record within the customary 45‑day period.
