The Marple Township Zoning Hearing Board on Monday approved a variance for a residential addition at 312 South Bauble Mill Road, allowing the construction to encroach 3.5 feet into the 12-foot side-yard setback and reducing the required side-yard aggregate from 30 feet to 26.5 feet. The board voted 5-0.
The applicants, announced at the hearing as Tigran and Anna Kafamazian, sought relief under Article 4, Chapter 300, Section 20(a) of Marple Township’s zoning ordinance (Ordinance No. 2000-10). The application calls for a six-foot extension to the right side of the house and a second-floor addition; the change will result in an 8.5-foot side-yard setback on the affected side.
During testimony the presenter described the project as ‘‘adding a second floor and extending the living room and dining room six feet into the right side of the house’’ to enlarge a small kitchen and dining area. Board member Ajay asked whether the extension was strictly to expand the kitchen; the presenter replied the plan is to remove a wall between dining and kitchen and create a more open floor plan to provide additional space for the family of four.
The solicitor entered standard hearing exhibits into the record (application, posted notice, list of recipients and newspaper notices). Board members noted letters from nearby neighbors whose rear yards back up to the subject side yard; the applicant said he had obtained supporting letters from adjacent property owners. The zoning office said it had no comment at the hearing but that the zoning staff and building inspectors would ensure the work meets code during permitting and construction.
Board member Jules moved to approve the variance and Ajay seconded the motion; the motion carried by voice vote, 5-0. Chair said the board has 45 days to file its written decision and promised the applicants could call the zoning office the following day for the outcome.
The board’s approval authorizes the specific setback relief requested in the record; all construction remains subject to required permits and inspections.
