Williston denies two 2024 tax abatement requests for Renaissance properties

The Board of City Commissioners on Jan. 13 recommended denial of two 2024 tax abatement applications brought before the city.
Kristi Gutierrez, Williams County commercial assessor, told the Commission that Renaissance Station LLC sought a valuation reduction from $837,790 to $675,000, a requested reduction of $162,790. Gutierrez said the assessor’s office had already reduced value in consideration of the building’s historic nature and unusual layout and that the applicant’s broker opinion of value from CBRE included comparables largely outside the appropriate time window and jurisdiction, providing no evidence the assessment was arbitrary.
Gutierrez also presented a separate application from Renaissance on Main LP asking to reduce valuation from $6,416,670 to $5,000,000, a requested reduction of $1,416,670. The assessor’s office used the income method and replacement cost approaches appropriate to each portion of the building and said the applicant again failed to show the assessment was arbitrary or in error.
Following the presentations, motions to deny both applications were made and carried by unanimous vote (5–0). The commission’s recorded motions recommended denial of the abatement or refund for both properties for tax year 2024.
