The board held variance hearings and approved two septic repair projects.
At 128 Bedford Road, an Outback Engineering representative said the design was revised to a FAST advanced‑treatment system and requested waivers including reducing the groundwater separation from 4 feet to 3 feet and allowing a 12‑inch separation between the tank invert and groundwater. The board approved the proposal subject to conservation commission approval, a four‑bedroom deed restriction and Title 5/D‑series system compliance.
At 3 Velvet Avenue, George Au represented the owner and presented water tests for on‑site and neighboring wells showing no detections of coliform, nitrates above the state limit, or other contaminants. The board approved a 4‑bedroom repair with variances for well setbacks, imposed three years of well testing for both properties, and required a 4‑bedroom deed restriction on record. All motions carried unanimously.
Board members noted bedroom counts can differ in assessor records versus current use; the board relied on its bedroom assessment standards for permitting.
