Commission tables Springs at North Fayette apartment applications pending minor plan revisions

The Planning Commission on May 7 tabled two applications for The Springs at North Fayette (Applications 2026-10-CU and 2026-11-SP) after staff requested minor plan clarifications and additional submittals.
Developer representative Cade Fontana of Continental Properties presented the 17.98-acre garden-apartment proposal at the Summit Park Drive and Park Lane Drive intersection in the B-2 General Business zoning district. Township Engineer Shawn Wingrove described the outstanding items as minor cleanup and clarifications tied to the streetscape enhancement overlay (SEO). Community Planner Jonathan Brodak asked that the sidewalk along Summit Park Drive be widened to five feet where feasible, narrowing to four feet only at an existing electrical-box obstruction.
Broader plan items discussed included addressing and proposed street names (addresses will be assigned after final plan approval in coordination with Allegheny County), pedestrian lighting and streetscape features consistent with the SEO, and emergency access; Mr. Fontana confirmed that a Knox Box would be provided for fire and emergency services.
A motion by Commissioner Chuck Kyle, seconded by Commissioner Kevin Cody, carried to table both applications to permit the applicant to submit revised plans addressing staff comments. The commission recorded a unanimous roll call in favor of tabling.
Next steps: applicant to supply revised drawings, proposed street names and any clarifications requested by staff before the commission considers the applications again.
