Senor described the site as having steep slopes in places and said much of the new building would be located on flatter areas; he reported an estimate in the applicant’s preliminary tree plan that about 61 trees would be removed in the areas slated for construction. “We have a replacement formula and permit that will have to be met in order for us to proceed,” Senor said, adding that the project’s drainage strategy uses underground Coltec chambers and that perk tests have been completed for on‑site infiltration.
Board members raised public safety and access questions. Staff recommended the applicant arrange an early meeting with the Greenville Fire District (to discuss sight distance, emergency access and any turnaround needs) and suggested small‑group site visits by board members and staff once the formal submission is filed. The board also asked the applicant to confirm ownership signatures (there are multiple owners) and to provide any prior file materials staff can circulate.
Because the item was a pre‑application, the board did not vote on approvals; staff said it would coordinate any requested site visit and will review prior records if the applicant formally files an application.
