Alsip trustees give bidder access and OK an ALTA survey for village duplex sale

Trustees reviewed a recently accepted bid to sell the southern half of a village‑owned duplex at 1213 South Lever and granted procedural approvals needed to move the sale toward closing.

Trustee McLoren introduced Mr. Merrick, the bidder whose offer of $55,000 was accepted. Mr. Merrick described his experience as a local investor and said he has rehabilitated other Alsip properties: "I bought... a six‑unit building on Spencer Street... I've had really good relationship with Roger and the village... it was in rough shape but both the tenants and the building... it's considerably better now.'"

Trustees acknowledged the property requires substantial renovation to meet code (roof, chimney, interior gutting and other repairs); Roger Early, the village property manager, said the village had boarded the property for safety and is maintaining exterior grounds while the village prepares for next steps. Trustees and the bidder discussed site access; the board gave consensus for Mr. Merrick to accompany Roger to inspect areas that are safe to view.

The bidder requested an ALTA survey; trustees granted consensus to expend funds to obtain an ALTA survey at the board's direction. The clerk recorded roll‑call consensus votes authorizing both site access and the survey expenditure.

Next steps: staff will place formal approval of the accepted bid on next week’s board agenda; the sale remains contingent on Mr. Merrick’s financing and satisfactory inspections.
