The Zoning Board approved a natural resources special permit and minor setback variance for 176 Deforest Road on May 12. The applicants proposed underground propane tanks sited roughly 81–83 ft from surrounding wetlands (where 100 ft is the standard), a slightly reconfigured driveway and a 15,498 sq ft revegetation plan that would reduce clearing and bring the parcel closer to the town’s maximum allowable clearing.
Planning staff and board members who visited the site described the parcel as tightly constrained by wetlands on most sides. The DEC had already issued permits for the propane tanks, and the applicant acquired necessary health‑department approvals for the sanitation work. The board characterized the variances as minor in the context of the larger parcel and approved the application with revegetation and mitigation conditions.
