Planning commission defers Sulphur Springs Road rezoning to allow neighborhood meeting

The planning commission on June 8 deferred action on a rezoning application for 4464 Sulphur Springs Road to give the applicant time to hold a neighborhood meeting and better explain proximity to adjacent residences.
Staff said the proposal would rezone about 7.54 acres to Commercial Service for a southern retail/flex space building of roughly 13,000 square feet and additional units, and noted a large TVA easement diagonally bisecting the site that limits building locations. Pending improvements to Sulphur Springs Road were discussed and staff said a traffic study and engineered site plan would likely be required before permits could move forward.
Applicant representative Johnny Leonard told the commission the developer had not yet held a neighborhood meeting and was open to a deferral to do so. A motion to defer the rezoning to allow time for a neighborhood meeting passed on roll call.
The deferral pauses formal action and asks the applicant to return with neighborhood engagement and answers to questions about buffering, access, and how pending road improvements will affect approvals.
