The chair read agenda items d and e introducing applicant Jack Baltar’s request to annex approximately 23.68 acres off Swan Lane and to rezone the property to a city R-40 single-family estate designation for a proposed subdivision.
A staff member told the commission the tract borders Harmony on the Lakes and would be developed as seven single-family lots ranging from about 2.19 to 5.67 acres. The staff member noted that the R-40 zoning has a minimum lot size of 40,000 square feet and that the proposed lots exceed that minimum. The staff member also said the county did not object to the annexation but did request considerations regarding stormwater.
Commissioners raised site-condition questions, including possible wetlands/headwaters near Bradshaw Lake and wet areas on the south end of the parcel. The commission discussed access points including Swan Lane and New Light Road and noted nearby lot placement that could affect design and drainage.
No vote or formal action was taken at the work session; staff will include county stormwater comments in the packet and the item will be scheduled for a public hearing.
