Commission recommends 5-acre rezoning at 2839 Florida Road to allow family transfer

The Franklin County Planning Commission on March 19 voted 6-0 to recommend approval of Rezoning Application #2602-0073 to rezone approximately 5 acres at 2839 Florida Road from A-1 (Agriculture) to R-E (Residential Estate) so the owner may convey the residence and 5 acres to his son while retaining about 100 acres for farming.
Planning Director Nathan Boyd told the commission that about half of the proposed 5-acre parcel lies within the Special Flood Hazard Area but that the existing residence is served by Rural Water District No. 4 and an inground septic system. Boyd recommended approval, noting the proposal matches common family-transfer rezonings and the county’s Comprehensive Plan goal to allow rural housing.
Owner Brian Lantis told commissioners his son already lives on and farms the ground and is now prepared to buy the house and five acres. No members of the public spoke in opposition.
On a motion by B. Rodina seconded by K. Harris, the commission voted 6-0 to recommend approval of Rezoning #2602-0073; the recommendation will be forwarded to the Board of County Commissioners for final action.
