Planning commission backs rezoning of three parcels, recommends Assembly approval

The Planning and Zoning Commission voted June 8 to recommend that the Anchorage Assembly approve a petition to remove special limitations and rezone three parcels totaling roughly 1.63 acres to a multifamily residential district.

Staff told commissioners the department found the three statutory criteria for rezoning were met and recommended approval. Jonathan Lang, a representative for the petitioners, said the applicants agreed with the staff recommendation and reserved time for rebuttal if needed.

The change would remove special limitations enacted by an earlier ordinance and reclassify the parcels to allow multifamily residential development under the 2CER3 district rules. Staff referenced the draft assembly ordinance and the department’s findings in the written packet.

No members of the public testified at the hearing. A commissioner moved to recommend approval and the motion was seconded; another commissioner spoke in support noting the staff findings and absence of public opposition. The commission called the vote and the motion passed. The transcript did not record a roll-call tally for the vote.

Why it matters: rezoning shifts development rules for the parcels and sends the matter to the Anchorage Assembly for final action. If the Assembly adopts the ordinance, the special limitations will be removed and the property owner could pursue multifamily development subject to applicable site-plan and building-permit requirements.
