South Salt Lake’s Planning Commission unanimously approved a preliminary subdivision plat June 4 to consolidate three parcels at 3432 South State Street into a single lot for a new commercial building.
Senior staff presented the application and recommended approval based on findings in the staff report, noting the site is zoned Commercial Corridor and the proposal meets code requirements. The parcels include the Ichiban restaurant and a Chicken Express; the applicant confirmed neither restaurant will be removed as part of the consolidation.
Applicant Fred Cox, an architect representing the owners, said the proposed structure would provide about 2,800 square feet of rentable interior area per floor and would include design updates, additional landscaping to meet current standards and consolidated parking to meet municipal requirements. Cox also said the plan would add landscaping and improve curb-side circulation where previous ownership left gaps.
Commissioner Sy moved to approve the preliminary subdivision plat based on staff findings and the conditions listed in the staff report; Commissioner Self seconded. The commission voted to approve the motion.
The approval allows the property owner to pursue building permits and site work consistent with the conditions of approval recorded in the staff report and on the record. No members of the public spoke on the item during the hearing.
