Pelham Manor adopts updated fee schedule, raises some commercial permit charges

The Pelham Manor Board of Trustees on May 26 adopted an updated fee schedule that adjusts building-permit and select administrative fees, the first comprehensive update since 2017.
Village Manager Luft told trustees the changes are intended to diversify revenue streams and more fairly align permit fees with project costs. Under the adopted schedule residential permit fees remain unchanged. For projects with a cost of work above $5,000, retail and recreation district permits will move to 2.5% of the cost of work; business district permits will increase to 5% of the cost of work. Manager Luft said the proposed percentages remain competitive with neighboring jurisdictions.
The Board discussed the proposal and then voted unanimously to adopt the updated schedule. Manager Luft and staff will update online permitting pages and the Building Department will implement the new rates and report back on revenue changes. The resolution and the fee table were entered into the meeting record.
What it means: property owners and contractors should expect higher permit charges for non-residential building work exceeding $5,000; residential permit pricing remains at prior levels. The Board framed the change as a revenue diversification measure rather than a property-tax increase.
