Mr. Speck said the property’s right side contains the septic system and slopes off significantly, leaving the left side (functionally part of the front yard) as the practical location. He said the proposed garage would have about 5.5 feet between its west wall and the neighbor Mr. Bechtel; Mr. Bechtel submitted a letter consenting to the location, and Mrs. Speck said the neighbor’s setup is similar.
Board members asked for a slightly improved, roughly to‑scale sketch showing the garage footprint and the driveway changes; Mr. Hall suggested the applicant could draw it to scale rather than hire a professional for the schematic stage. After discussion the board declared the proposal a Type II action under SEQR and scheduled a public hearing for July 1, 2026, at 6:33 p.m. The ZBA also clarified that applicant attendance is not strictly required at the hearing and an authorized representative may appear in their stead.
No final variance decision was made at the June 3 meeting.
