Commission approves Sisson Farm Lane plan with erosion controls and infiltration systems

Matt Pike of South Coast Engineering presented a Notice of Intent on behalf of applicant Vanessa Cavallo for a single‑family house, garage, well and septic on a newly created parcel on Sisson Farm Lane. The engineer said the property is roughly 2.9 acres with about 67,930 square feet of contiguous upland and that the closest area of proposed disturbance to the wetland will be roughly 7 feet. "The closest structure to the wetland is 27.7 feet, which is the proposed house," Pike said.
Pike described erosion controls staked at the limits of work and roof runoff directed into Cultec infiltration units to meet Board of Health stormwater requirements. In response to commissioner questions about drainage, Pike said the grading and proposed work are intended to maintain existing drainage flow paths and that post‑construction runoff would be "less" than current conditions.
Richard Cormier, staff, recommended standard conditions and that the limit of work be the erosion controls shown on the plan; the commission discussed topography at the proposed driveway and accepted the safety measures presented. A member moved to approve the plan subject to the erosion‑control limits and standard conditions; the motion was seconded and the commission approved the application.
The approval includes standard erosion‑control conditions and the infiltration measures described by the applicant’s engineer. No other permits or changes to the plan were listed at the hearing.
