Mattson stated the maximum racking height would be 12 feet.
Council discussion focused on fencing and berm heights, plantings, outside storage, delivery hours and lighting. Councilmembers agreed to add screening minimums that combine berm, fence and plantings and to review hours of operation after the business has been established. CM Dunlap moved to adopt Resolution 2026-42 approving the preliminary plat and the IUP subject to amended conditions; CM Goede seconded and the motion carried 5-0.
