He told the board his 16.1‑acre site includes steep, critically sloped areas and two home sites, that the main house had been partially renovated and that some interior work remained unfinished.
Assessor staff explained they applied a 50% reduction to the topographically orphaned acres, included two two‑acre home sites at higher value, and applied a reduction for the secondary dwelling; assessors described the main house as A‑ minus in 1966 vintage with a condition adjustment to reflect ongoing renovation. The assessor also said a fully renovated main house would shift condition and value upward.
