Downtown Joplin Alliance update details redevelopment projects, market upgrades and events

Lori Holland, representing the Downtown Joplin Alliance, briefed the Joplin City Council on June 16 on multiple downtown development projects, market improvements and upcoming events.
Holland said Wholecroft (at 4th and Virginia, across from Red Onion) is progressing and will include eight condos, two smaller apartments, rooftop access and indoor parking; units were being presold and occupancy was anticipated late this summer. She said work on the Pearl Brothers site was expected to begin in August, with plans that include a doctor’s office and a possible pharmacy on the ground floor plus commercial space above. Holland noted the US Bank building at 4th and Main is on the market after a previously reported contract fell through.
On the Carnegie property, Holland said the owner has been conducting regular cleanup and that an environmental brownfield report was recently delivered to the Alliance; she said the report should help advance redevelopment planning. She also said the state had received a new submission on the depot site and that the review committee includes a city representative, so the city has a voice in the state’s evaluation.
Holland highlighted community and event work: the downtown clean team and corporate volunteer groups have been active; new downtown banners were installed in partnership with Kansas City University and Missouri Southern; the Alliance launched a new interactive downtown business directory; and Empire Market staff changes and facility improvements funded in part by ARPA are complete (bathroom renovation, paving and a roof on the west pavilion, plus a future phase that could add around 10,000 square feet of indoor/outdoor space). She said the market’s walk‑in cooler and freezer (funded via a separate grant and connected to the Newton kitchen) are operational. Holland also previewed June/July events (Third Thursday and Wine Share) and invited council members to a strategic planning session beginning June 26.
Council members asked follow‑up questions about the US Bank site and the depot review process; staff said the city‑appointed representative participates on the state committee reviewing depot submissions.
