ARB approves several residential projects, greenlights siding trial as evaluative application

At its Feb. 19 meeting the Pensacola Architecture Review Board approved a set of residential and small commercial projects across historic districts and added conditions to one siding submission pending product documentation.
At 920 North Spring Street, owners Craig and Alana Reuter presented plans for a 10-by-40-foot in-ground pool with pebble-sheen finish and Riviera stone coping. The board discussed pump screening and plantings; the applicant said pumps would be tucked behind vegetation. The board approved the pool as submitted.
At 335 East Intendencia Street, contractor William (Billy) Franklin asked to replace front, side and rear porch decking and four sets of steps with board-for-board wood-composite decking in a matching green color. Members reviewed a physical sample and discussed step detail and porch edge profiles; the board approved the replacement, noting preference for matching original profiles.
At 314 South Florida Blanca, a conceptual package by Lauren Chapman and new owner Mike Mangram proposed a 700-square-foot rear/side addition, wood windows with divided lights, shutter replacements and a small garden shed painted to match the house. The board gave conceptual approval and asked for final details upon return.
For 213 South Florida Blanca, Stan Albright presented LP SmartSide lap siding as a proposed replacement. Board members and the contractor discussed resin and bonding composition, weather resistance, field cutting and warranty. The board approved the siding as an evaluative submission with conditions: require divided lights as shown, rationalize porch pier/column alignment with fenestration, submit manufacturer bonding/resin specifications and full manufacturer literature to staff for review, and request a building-inspector report on the product’s suitability for the district.
At 21 West Romana (Beastrology), Ivy Solis presented a plan for a walk-in cooler in the rear yard. The board approved the cooler on the condition that refrigeration compressors be side-mounted no taller than the unit’s roofline or ground-mounted so the adjacent brick wall effectively attenuates noise.
All approvals were made with motions and second votes recorded in the meeting minutes; several items were approved as submitted and others (notably the siding application) were approved with conditions intended to protect the historic character of the district.
