ABE cautions applicant that Fairplay rezoning parcel may be potential Mountain Plover habitat

At its May 12 meeting, the Park County Advisory Board of the Environment reviewed PZ 2026-0065, an application to rezone a 35‑acre parcel at 6312 Platte River Drive from Residential to Agricultural so the applicant can establish a rural homestead with livestock.
ABE reported that CODEX screening data identifies the area as potentially suitable Mountain Plover habitat and said the applicant should be made aware of that designation; the board noted the Mountain Plover is listed in the State Wildlife Action Plan. ABE did not identify other wildlife conflicts with the application in the materials reviewed.
The board advised the applicant to follow Park County land‑use regulations (LURs) regarding stocking density for the parcel size and reminded that feed and water may need to be supplied to livestock to prevent overgrazing, depending on management choices. The comments were framed as advisory guidance to planners and the applicant rather than a formal denial or approval.
