The Monroe Township Zoning Board approved on June 8 a use variance that lets John Tulio and Jennifer Bruno keep a collection of accessory structures on their 20‑acre property at 2042 Winslow Road, with an aggregate cap placed on accessory square footage.
The board and its planner agreed to treat the application as a single square‑footage cap rather than tie the approval to specific individual sheds and containers. The board’s memo and testimony established 7,256 square feet as the maximum combined accessory‑structure area that will be permitted on the lot; any future total exceeding that figure must return to the board.
The applicants also sought relief for a front‑yard awning measuring 32.6 feet where the ordinance requires 40 feet; the board granted that front‑yard variance. The record shows the applicants said they had used many of the buildings historically for agricultural operations and that several mobile items and containers are being removed. The board required that any sea containers ("C‑boxes") remaining on site be painted to match the principal dwelling to conform with the township’s facade policy.
During the hearing, the board confirmed the applicants are not running businesses from the accessory buildings and that the structures supported the property's prior agricultural use. The board emphasized that future business uses would require separate approvals.
Vote: The motion to approve carried by roll call with all voting members present voting yes. A memorializing resolution will be prepared for the next meeting.
