Staff said the detached pergola had been returned for correction because it did not match the principal structure; staff recommended conditions to add hedging on the north and south property lines for screening and reported no other objections. "We would request them to install a hedge around the north and south," the staff member said; staff noted the flat-roof portion comprises only about 5% of roof area.
Owner Gina Kabane said the pergola had the HOA's approval and described a privacy hedge plan for the south side. A committee member moved to approve the petition with the existing staff conditions; another member seconded and the motion carried by voice vote. Staff said it would send an approval letter to the owner the next day.
The approval includes the screening conditions listed in the staff report and allows the owner to proceed with permitting and installation under those conditions.
