Staff described the proposed white-aluminum, off-white-oat awning pergola as located directly behind the house and screened by a perimeter wall; staff said the structure meets setbacks and that HOA approval was provided with the application. A presenter who gave her name as Wendy showed material samples and said the owner wanted a traditional aluminum pergola with rafters and detailed columns to complement the house.
Board members discussed whether HOA and POA documentation had been submitted and whether POA architectural review should be a condition. One board member moved to approve the petition with staff’s conditions and to include the POA architectural-review-board approval in the record; the motion was seconded and the chair announced the motion carries. Staff said a letter would be provided the next day and that the applicant could proceed with building permits thereafter.
The board noted that, if an identical pergola were attached to the principal structure, it would be permitted by building permit; because the proposal is detached, it required ARB review under current standards. The board’s approval incorporated staff conditions typically used for detached shade/pergola structures.
