Brian Head Planning Commission approves Unplugged Phase 2 preliminary plat to allow individual sale of six units

BRIAN HEAD — The Brian Head Planning Commission on Tuesday approved a preliminary plat for Unplugged Subdivision — Phase 2, a change that will allow the six existing units at 151 E Steam Engine Drive to be sold individually rather than held as a single property.
Building and Planning Administrator Greg Sant told the commission the development was previously approved and constructed; the current request is not for new development but to create separate plat lots so owners may sell individual units if they choose. Sant said staff received three to four phone inquiries asking whether the proposal would add tiny homes and clarified that it would not.
The public hearing opened at 1:06 p.m. and the commission received no public comments. Sant also confirmed, based on conversations with the Iron County Recorder’s Office and the Iron County Treasurer, that utility provider signoffs are not required for this plat type.
Commissioner Dever moved to approve the preliminary plat based on the findings in the staff report; Commissioner Wallis seconded. The motion passed on a 5-0-0 vote (Yes = Chairperson Deutschlander, Commissioner Morgan, Commissioner Wallis, Commissioner Dever, Commissioner Brown).
Next steps: with preliminary plat approval the applicants may proceed with the Final Plat process and recording if they choose; the commission did not change development entitlements or authorize new construction at this meeting.
