Board approves rooftop garden access changes for Upper East building B after staff recommendation

The New Albany Architecture Review Board on June 8 unanimously approved a certificate of appropriateness modification for Building B in the village center to allow rooftop garden access structures in place of operable skylights and half‑height privacy walls.
Staff explained the changes are limited in street visibility and that rooftop access had been included in the original application. The applicant representative said waterproofing and maintenance concerns, and inability to secure warranties for the custom skylights, were the principal reasons for the change. "We're officially under construction...first buildings should be open summer of next year," the applicant representative said, noting construction is underway and the modification is intended to improve long‑term durability and tenant amenity.
Board members raised questions about visibility from farther viewpoints and from adjacent parking lots but concluded the visual impact was minimal given adjacent buildings and approved the staff memo of 06/08/2026. The mover (Committee member Mister Eitan) and the seconder (Mister Hinson) saw no reason to withhold approval.
The board's approval allows the applicant to proceed with the revised rooftop garden access structures; any further changes to the design will be reviewed through normal permitting and staff oversight. No conditions beyond the staff memo were added at the meeting.
